Why It's Good To Have Multiple Investment Properties In A Strong Market

Identifying a suitable sector for strategic investment is as challenging as ever with the stock markets instability and interest rates rising. Hyperinflation, measured by the consumer price index, has impacted our way of life from the cost of goods and services to being able to afford a home. The consequences of Hyperinflation as well as the COVID-19 pandemic have accentuated the country’s affordable housing crisis. Where there is great need, there is opportunity to help others while providing excellent opportunities for investors to make solid returns.

A recent Harvard University study revealed the depth of the affordable housing vacuum. Almost half of the U.S rental population is now ‘cost-burdened,’ saddled with housing payments that eclipse 30% of their total income (Foroohar, 2020). Financial Times

At Suncrest Capital, we understand the difficulty this reality presents to many Americans and offer an innovative solution. It is our mission to deliver generational returns by fostering safe and attractive properties, where residents and business owners are proud to live and work. We pride ourselves on the fact that our properties offer residents safe and affordable housing, along with a sense of belonging to a caring community.

Mitigating Investment Risk
During the pandemic and this period of hyperinflation, manufactured home communities have performed exceedingly well. At Suncrest, our model provides investors with secure monthly cash flow distributions. We target value-add and stabilized properties that have tremendous upside to provide sustained cash flow for generational wealth.

Mobile home community investments consistently continue to outperform other real estate sectors. The demand for affordable housing has never been higher as the supply of mobile home communities continues to decline. Mobile home communities tend to produce consistent cash flow through volatile market conditions unlike other forms of real estate that tend to ebb and flow.

A Consolidated Approach
Suncrest Capital takes pride in every one of our 13 manufactured home communities with over 600 lots, spread strategically around our country’s Midwest. By focusing our efforts on strong metro areas, we can effectively reduce our cost base and optimize profitability. This approach allows us to preside over economies of scale and compress CAP rates by marketing multiple properties for sale in one geographic area. Additionally, by cultivating long-term relationships with local contractors, we ensure a level of professional consistency on each project.

Limit Taxation Spends
As you may be aware, depreciation levels in mobile home communities serve to afford significant tax benefits for investors. A high percentage of a mobile home community's value is allocated to land improvement which allows accelerated depreciation for our investors. This is the last year that investors can receive up to 100% depreciation on their investment in the first year of acquisition via Bonus Depreciation. After this year, the Tax Cuts and Jobs Act of 2017 will begin to phase out.
