Brett Bowman’s Journey into Mobile Home Communities

What does it take to invest and build a thriving real estate portfolio while still working full-time and raising a family? For Brett Bowman, CEO of Suncrest Capital, the answer is equal parts passion, persistence, and a deep belief in providing affordable housing that changes lives.

Recently, Brett sat down with Kathleen D. DePrizio, host of the SSO Coaching79 podcast, to share his story. The conversation explored his path from finance and technology into real estate, why he chose to specialize in mobile home and RV communities, and how he balances it all while working full-time at Apple.

 

Brett’s Path Into Real Estate Investing

The podcast opened with Brett sharing how his journey as a mobile home park investor began long before Suncrest Capital. Back in seventh grade, a history teacher introduced him to the concept of the time value of money and the stock market. That spark never went away.


Years later, Brett built a career in corporate finance and went on to earn his MBA in finance. Along the way, he began investing in single-family homes using the BRRRR strategy—buy, rehab, rent, refinance, repeat. But scaling became difficult. Loans were capped, properties were scattered, and managing them turned into a challenge.

Brett eventually stumbled upon mobile home community investing while looking into syndications, where groups of investors pool their resources to fund larger projects.

At first, he was hesitant...

But the more he learned, the more he realized these communities offered something unique:

 
  • A scalable investment model
     
  • Multiple revenue streams
     
  • A chance to improve living conditions
     
  • And most importantly, a way to provide affordable housing for those who need it
 

Why Brett Chose to Invest in Mobile Home and RV Communities


When asked why he chose mobile home communities, Brett explained that while many real estate investors focus on single-family homes or apartment complexes, he and his partners recognized potential in a niche often overlooked.

“In one way, you’re helping people who need affordable housing and don’t want slumlords to manage their homes.”

Unlike apartments, mobile homes offer residents the pride of ownership by allowing them to buy and own the home while renting the lot. This allows them to build equity and create stability without the heavy burden of property taxes and insurance tied to traditional single-family homes.


Balancing Real Estate Investing and Working a Full-Time Job


Brett mentioned that he often gets asked why he still keeps a full-time job while managing a $70 million portfolio with 1,600 lots—especially since investing can be challenging with such a busy schedule.

His answer comes down to two things:

 
  • Having a strong, reliable team -From project managers and bookkeepers to regional managers and park hosts, Suncrest’s success is powered by a capable and values-driven team.
     
  • Financial stability - Keeping their day jobs gives Brett and his business partner consistent income, which makes it easier to secure bank loans for acquiring new parks. It also reassures investors, since they personally co-invest 5–10% into every deal, showing they believe in the same opportunities they’re offering others

At his core, Brett thrives on solving problems. He enjoys fixing “broken things,” closing gaps, and finding ways to improve systems. He talks about applying an owner mindset in both roles, which is embodied by the Suncrest Capital team, who bring the same sense of responsibility and care to the communities they manage. Ultimately, this approach helps create better living environments for Suncrest Capital’s residents.
